Concrete wall with a long horizontal crack and rust-coloured seepage stains running down from it

Signs you need it

  • Hairline or wide cracks in plaster or concrete
  • Water seeping through a crack when it rains
  • Cracks at the corners of windows and doors
  • Gaps where the concrete frame meets the brickwork
  • Cracks that reopen after being filled
  • Rust stains or spalling concrete around a crack

Why it happens

1.Shrinkage
Plaster and concrete shrink as they cure, leaving fine cracks.
2.Thermal movement
Daily heating and cooling opens and closes cracks, especially on roofs and sun-facing walls.
3.Different materials meeting
Concrete frames and brick infill move differently, so their joints crack.
4.Corrosion or structural movement
Rusting reinforcement and settlement can crack concrete. These need an engineer's assessment, and we'll tell you if we think yours does.

How we fix it

Rigid filler in a moving crack just cracks again. We classify each crack — hairline, moving, leaking or structural — and seal it accordingly.

  • Flexible sealant in a routed groove

The crack is opened into a clean V-groove and filled with a flexible PU or polysulphide sealant that moves with the building.

Best forActive cracks that open and close

  • Injection (PU or epoxy)

Water-reactive PU stops leaking cracks; epoxy bonds a crack back together where an engineer recommends it.

Best forLeaking cracks in concrete, and bonded repairs

  • Fibre mesh and elastomeric coating

Mesh bedded over the cracks, then a flexible coating across the surface to bridge future hairlines.

Best forNetworks of fine cracks on plaster and facades

  • Concrete repair mortar

Rust treated on exposed reinforcement, then polymer-modified mortar rebuilds the damaged concrete.

Best forSpalled concrete around corroding steel

What you get

  • Water kept outSealed cracks stop rain soaking into walls and slabs.
  • Slower deteriorationLess water means less corrosion and salt damage.
  • Repairs that moveFlexible materials stop the same crack reappearing.
  • A clean finishWe restore the surface so the repair blends in after painting.

Our process

What happens, in order, from the inspection to the handover.

  1. 1

    Survey and classify

We record each crack, its width, and whether it's moving or leaking.

  2. 2

    Prepare

Loose material removed and cracks opened into clean grooves.

  3. 3

    Seal or inject

Sealant, injection or mesh, depending on the crack type.

  4. 4

    Coat

A flexible coating where cracks are widespread.

  5. 5

    Finish

The surface restored and ready to paint.

What affects the cost

We don't publish one-size prices because the cause decides the treatment. These are the things that move the price.

  • Number and total length of cracks
  • Crack type: hairline, moving, leaking or structural
  • Height and access
  • Injection versus surface sealing
  • Surface finish to restore

Cracks FAQs

Is my crack structural?

Warning signs include wide or stepped cracks, cracks that keep growing, diagonal cracks from the corners of openings, and doors or windows that start to stick. If we see these, we'll recommend a structural engineer before any cosmetic repair. We don't do structural design.

Will the crack come back?

Not if it's sealed with the right material. Moving cracks need flexible sealants; rigid fillers in a moving crack will reopen.

Can you repair cracks without repainting the whole wall?

Yes, though a patched area can look different from old paint. Many customers repaint the wall or facade bay for an even finish.

Do you fix cracks in water tanks?

We repair cracks in tanks that don't hold drinking water. Drinking-water tanks need certified potable-safe systems, which we'll specify if your job needs them.
